One Bedford Avenue

One Bedford Avenue is a new 7 storey office building, in the heart of London’s West End that will kickstart redevelopment of the Tottenham Court Road Area. The new structure will comprise of 115,000 square feet of high quality retail and office accommodation and it is targetting a BREEAM Excellent rating.

Mace Group were appointed as the main contractor to develop the new building which will replace two outdated office blocks in the area. Sustainability elements featured in the design of the building by Bennetts Associates the architect, include green roofs, photovoltaics and a combined heat and power (CHP) system to generate electricity. Billington Structures provided the Mace Group with the structural steelwork for One Bedford Avenue. The design of the façade also considered the path of the sun and passively reduces solar heat gain. Reconstituted stone fins are positioned at different orientations on each façade, helping to cut out the midday and afternoon sun. The curtain walling balances the solid to glass ratio, also reducing heat gain.

The building has an flexible and efficient rectangular floor plate system, with natural light on three sides of the building, and great views of the city from the upper levels. The office accommodation includes a double height reception and seven office floors, all of them ranging in size. All floors below the top level are sub divisible into two tenancies, providing highly flexible space for a range of different occupiers.
