Project Beach, also known as ‘Landmark’ will deliver a 16,700m2 office building and 50 car parking spaces on the site of Manchester’s former Odeon cinema.

Office space is in high demand in Manchester and in order to satisfy this, a number of new buildings have started in the city centre. The Landmark will be 14 storey a ‘BREEAM Excellent’ office building and Billington Structures have provided the above-ground structural steel frame for Bowmer and Kirkland.

Designed by Curtins, the steel frame offers clear spans and maximum flexibility for the floorplates, with an offset core situated along one elevation. Using a steel frame solution has helped form the flexible long-span floorplates required for a Manchester city centre commercial development. The structural frame has a composite design with the plate girder beams supporting metal decking and a concrete topping. This solution is the most economical way to create floors with long column-free spans.

Landmark has been designed for businesses that are looking for a versatile space, that gives them the freedom to grow. It has flexible workspaces and the ability to install private stairs between floors, so different areas of the same business can collaborate more easily.

The design provides natural light and views of the city from all elevations. Other features of the eco-friendly design include sustainability features. All supplied electricity comes from renewable sources, and the gas is green – from biomethane. High performance glazing minimises solar gains and solar panels generate on-site electricity. There are also rooftop beehives all timber has been sourced from FSC compliant suppliers.

There are electricity charging points, pool bikes and bike storage lockers, as well as shower facilities and changing rooms for those who wish to cycle to work. The goal of Landmark was to create a sustainable business environment that is cost effective to operate and takes the needs of the people working there every day into consideration.
